The success of any land development project - from single-family residential projects, to master-planned communities, to business parks depends on and requires an engineer and engineering firm having an understanding of the basic needs of the project. It also requires the technical background to perform services such as planning and design of water, sewer, paving and drainage systems, plat preparation and construction management. PATE's experienced engineers and designers identify potential project threatening issues during the conceptual phase of land development projects. Those potential project threatening issues are then addressed in the project development, layout and cost estimate development phases.

Note: In several of our markets, the land development practice is coupled with the use of special taxing districts and PATE has established expertise in the creation, administration and operations of those districts. PATE also provides land planning services including preparation of zoning entitlement packages for presentation of municipal planning and zoning meetings.
