PATE provided site design services for the 3.5-acre Farmers Market Townhomes and the 5.7-acre Park at Farmers Market. Originally, PATE was contracted to develop site and structural designs for the 17-unit, Phase I of the Townhomes. The site services were extended to include an additional 32 units in Phase II as well as Apartments in Phase II and III, adding 700 more units. Phase I of the townhomes included structural services for the foundation and framing. The design called for typical floor and roof-framing using pre-manufactured wood trusses and all wall construction including bearing and shearwalls. The foundation is a post-tensioned slab on grade foundation. Site design services for all phases included topographic and boundary surveys; plat preparation; design of water distribution, sanitary sewer collection and storm water drainage facilities; coordination with public and private agencies; bid phase services and on-site construction observation. For both phases of the townhomes PATE also prepared and coordinated Tax Increment Financing (TIF) drawings. The TIF is a tool utilized by cities to stimulate development. The TIF allows the city the opportunity to reimburse the developer for public infrastructure improvements as is often needed in the rehabilitation of a historical section of town.
